Planned Development Continues To Progress In City by SCOTT SHUFORD There are concerns about the inability of our region to gain economic development traction despite a multitude of opportunities. People say that we want to attract and develop new business, yet the City's customer service is lacking, and corporations are reluctant to do business in the City. In Fayetteville, I'm afraid that these words reflect oft-repeated anecdotes, not reality. We continue to hear that stronger local development regulations automatically inhibit economic development, but the reverse is actually proving to be the case. Over 200 large projects and major subdivisions have been approved the City since the adoption of Fayetteville's Unified Development Ordinance (UDO). These projects include: • BJ's Wholesale Club • Sykes Call Center • The VA Health Care Center • Fred Anderson Nissan • Fayetteville Commons (the Burlington Coat Factory/Academy Sports development next to Home Depot on Skibo Road) • The "District" at Cross Creek Mall • The Airport-area Super-Walmart • Five Walmart neighborhood markets • The Marketfair Mall renovation The Sykes Call Center on Raeford Road was North Carolina's largest economic development project in the quarter in which it was announced. Despite its complexity and scale, this project was approved quickly without the need for variances. In fact, from a high of 58 variances in 2008 under the old code, there have been a total of only nine variances since 2013. Glensford Road and Ramsey Street are being totally transformed by new development. A new Harris Teeter is coming to Ramsey Street. Other corridors are growing as well. Even the most casual observer can see that every one of these new development projects reflects a higher quality than projects approved under prior regulations. Project-by-project, we are creating a more attractive and better-functioning city. It is a proven fact that quality of life drives most economic development today. Our higher standards contribute significantly to that quality of life. Good development begets more good development. That is the reality of today's economy and I am proud to say it is happening right here in Fayetteville along every corridor in the City.
