Red Bluff Wal-Mart Supercenter project at 608 Luther Road, APN's: 033-180-08, 21, 26, 46, 47 and 70. The proposed project in- cludes a single major tenant identified as Wal-Mart Stores, Inc., with a building size of ap- proximately 180,824 square feet and a 20,517 square foot attach- ed garden center (10,722 square feet under a hard canopy and 9,795 square feet fenced but un- covered). The revised project design reduces the overall building area by approximately 16,763 square feet - from 218,104 square feet to 201,341 square feet (including the attached open fenced garden center). The revised store floor area is com- prised of approximately 140,387 square feet of retail floor area and 40,437 square feet of non- sales area (e.g., stockroom and ancillary space). The total retail use area square footage is 140,387 and 40,437 square feet of non-sales area (e.g. stockroom and ancillary space). The pro- posed parking area is 339,765 square feet gross. Approximate- ly 791 parking spaces are pro- posed with up to 24 parking spaces being utilized for mobile cart-corral, which leaves 767 parking spaces as required at ratio of approximately 4.2 park- ing spaces per 1,000 square feet of retail space. Based on the re- duced size of the project and components for which the City calculates required parking, the number of required parking spaces would be 767. The pro- posed project includes a request for General Plan Amendment and Rezoning to extend the commercial land use designa- tion and zoning that exists on the eastern approximately 14.0 acres of the project site to the existing residential zoning over the western approximately 2.0 acres of the approximately 16- acre parcel. The 2.0 acres are currently designated residential and zoned R-2 and R-4, Single Family Residential. The pro- posed project also includes ap- plications for Design Review and Tree Replacement Plan appro- val.
