J��� 6, 2011 ASSESSOR’S CORNER Now that the appeal period is over, we have been receiving calls “When will we receive an answer to our Appeal”? The Assessor has a deadline of August 15, 2011, to notify all property owners of his decision for the “2012” tax year. The Assessor mails all decisions out on the same day. However we plan to an- swer all of the appeals that our office has received before the August deadline. Within 25 days of the mailing date of the Assessor’s decision. Taxpayers that do not agree with the Assessor’s deci- sion will have the opportunity to file an appeal with the Board of Equalization. Please remember that burden of proof lies on the taxpayer. You must provide information to show that you are NOT being valued the same as other proper- ties in your area. This burden of proof applies to all levels of appeals. If you file an appeal with the Tax Court within 60 days of the administrative decision the administrative appeal process ends pending a determination by the court. Friendly reminder that the Tax Bills for “2011” will be coming to you in Septem- ber, if you need to change your address or make any other changes, now is the time to do it. The Assessor’s office would like to in- form property owners of a new State Statue that may affect them for the 2012 tax year and forward. A.R.S. §42-12001 thru §42-12055 Beginning next year and included with the 2013 Notice of Value, the County Assessor is required by statue to mail all owners of class 3 property an affi- davit (a form the owner fills out under penalty of perjury) stating the property is in compliance with §42-12053. This affidavit must be completed, signed and returned to the Assessor’s Office. What does this mean? • Property owners will be receiving the 2013 Notice of Value near the end of January, first of February 2012. Do not disregard this notice, or it may cost you. The information on this no- tice tells the property owner how the property is classified on the Assessor’s records. This Notice of Value will in- clude an affidavit. This credit is re- served for property owners that have Owner-Occupied (class 3) properties or fall under the prescribed allow- ance. This is an example of a home in La Paz County Valued at $235,053. Had this law been in effect for the tax year (2010), non-compliance for this prop- erty owner would have cost and addi- tional $305.59. The Assessor’s Office is here to help you.
