Theta Data OHIO THETA 5 T he alumni corporation empathizes and concurs with those who have expressed concern that our investment in the new chapter house must be carefully protected over the years. Forty-nine undergraduate brothers will create wear and tear on the chapter facility. To ensure that our investment is secure, the best practices outlined below have been discussed by the board. Many are already being employed, and all will be implemented as soon as feasible. n We have implemented a "keep it like new policy" for non-maintenance-related property damage. The cost to repair and maintain the facility will be passed along to the offending brother and or chapter as a whole. n We are developing policies and standards regarding property management and the appropriate/ acceptable uses of the chapter house. At a minimum, policies regarding social events and resident-initiated remodeling will be included. These policies will be adopted and enforced by the alumni corporation and by the undergraduate chapter. n Dues for living in the house have been raised to the higher range of the fraternities around campus. We have a premium facility and we should charge a commiserate rent. n We will continue to charge a "parlor fee" from any out-of-house members to help cover the costs of everyday use of the chapter facility and the corresponding repairs and maintenance. This fee will not be prohibitive and is a modest increase from year's past. n We will continue to collect a security deposit and have raised it to $350. Contracts and security deposits will be collected from each undergraduate before he is permitted to move into the chapter house. We have implemented a move-in/move-out inspection process and refunds of security deposits will not be made until after a final inspection has taken place. Refunds will be reduced by any cleaning or repairs that are required. n We have engaged a third-party property management firm to perform any of the break/fix repairs in a timely fashion in accordance with our move-in/move-out and "keep it like new" policies. n We will continue to review the building insurance and property taxes on a periodic basis of at least once every other year. These are done both to see if our premiums or taxes can be lowered and to ensure our policies are adequate to cover any losses. The AVC is proud to be part of this exciting time in Ohio Theta's history and is fully vested in ensuring that our new house remains in good standing for many years to come.
