Our home was built in 1926 at a remarkable, furnished cost of $50,000. The new addition was added in 1962 for $170,000. For comparison, our recent fire and alarm system alone cost more than those two figures combined. Every living alumnus of Indiana Zeta has lived in this house. Up until that time, members lived in and met at homes rented in the area. We know of at least three homes, one of which still stands, where our forefathers were housed. We take for granted the term "house," yet many know that Indiana Asbury College had no Fraternity houses or dormitories for many years. At the time of Phi Delt's founding in 1868, all students lived in existing area homes, often boarding houses. In fact, the first residence halls did not arrive for 50 years after the school's founding, decades after Phi Delt members first wore their badges here. The Phi Delta Theta Fraternity at DePauw University, known as Indiana Zeta Chapter, has a rich history with its housing. Here is an overview based on available information: ESTABLISHMENT AND EARLY HOUSING Indiana Zeta Chapter of Phi Delta Theta was established in 1868 at DePauw University. Initially, the Chapter did not have its own dedicated house; meetings and activities were likely held in various locations around campus or in rented spaces. 99 Years and Going Strong AT 446 RENOVATIONS AND ADDITIONS Over the years, the house has undergone significant renovations. Notably, an addition was constructed (1962), and the main/ old house was fully renovated (1989). More recently, by 2025, over $1.3 million in improvements were made focusing on health, safety, and comfort. Furthermore, a fundraising campaign raised over $3.5 million in current and estate gifts, setting a milestone among DePauw's Greek organizations for such developments. CURRENT STATUS The house continues to be a significant part of the Fraternity's identity at DePauw. Phi Delt remains the largest Chapter with 85 men. We will have a maximum house capacity of 58 next fall as the men continue to want the traditions you and I enjoyed! WE ARE MORE FORTUNATE THAN MANY This is not a position that everyone on our campus—now or in the past—can claim. In the past 20 years, AOPi, Tri Delta, Lambda Chi, Delta Chi, Alpha Gam, and Delta Zeta have all left campus. Sigma Nu left their stately home on Seminary Street only to later relocate to a smaller leased property. Because of hard work, determination, and brotherhood, Phi Delta Theta remains a successful Chapter on campus. Undergraduates and a select few alumni have sacrificed their time, treasures, and talents to see the Chapter through difficult times and celebrate in great ones.
