SECURING OUR SECOND CENTURY R esearch confirms that the two most important decisions a student makes when they arrive on campus are: the organizations they join and their living environment (of which students spend over 70% of their time in). Our goal is to ensure the physical house meets the needs of our undergraduates today while impressing prospects, parents, and alumni alike. Jerry Dixon '91 is serving as the building operations chairman and is also a licensed Class A contractor. He has been deeply involved in the maintenance of the house for the past two years. Brother Dixon put together the following five-year plan, which sets our course for another 15-20 years of use and will enable our potential new members, brothers, and alumni to take great pride in our property. The specific items for the plan are detailed below, highlighting our most urgent priorities. PRIORITY FACILITY UPDATES - $440,000 RETIRE DEBT - $530,000 "Being a small part of Kansas State University and Sigma Phi Epsilon has given me a sense of pride and belonging that I never knew would be afforded to me when selecting a fraternity and university. The lessons I learned about myself and the lifelong friendships and connections I made—with literally hundreds of great people—are the reasons why I feel I need to give back to Kansas Beta. The alumni before me provided me these opportunities, which I had to experience to truly appreciate. I have lived a good life, in part, because of this Fraternity, and I am now in a position to give my time and money to ensure its continued service to those that follow. Times have changed, and it is our job as alumni to help guide the changes to produce better men and enhance the opportunities for future brothers at Kansas State." - Jerry Dixon '91, AVC member TOTAL NEEDED: $1,805,000 • Bathroom renovations (last updated in 1991) – $130,000 • Window replacement for safety and better insulation – $160,000 • Replace doors and hardware throughout building – $50,000 • Fund major maintenance budget for three years – $90,000 • Seal parking lots – $10,000 FUTURE ENHANCEMENTS - $585,000 • Landscape improvements, curb appeal – $25,000 • Update interior/exterior lighting and other electrical items to enhance environment and reduce usage – $40,000 • Epoxy resident room floors – $60,000 • Replace carpet and soon-to-be worn flooring – $40,000 • Add stationary/fixed furniture in residence rooms – $70,000 • Light remodel to Chapter room – $20,000 • Light remodel to guest bathroom – $5,000 • Light remodel to dining hall – $15,000 • Light remodel to formal living room and foyer – $25,000 • Medium remodel to library – $25,000 • Major remodel to kitchen – $150,000 • Heavy remodel to Zappa Deli (convert to study or gym) – $50,000 • Set aside property insurance deductible – $20,000 (will greatly reduce our premium by increasing our deductible) • Set aside for new roof (roof has about 12-15 years of life left) – $40,000 BALANCED MAN SCHOLARSHIP PROGRAM - $250,000 With the implementation of the Balanced Man Scholarship (BMS) program as well as the increasing cost of tuition, we also are looking to fund $250,000 in scholarships: • $100,000 in endowment for $5,000 per year for the BMS program • $150,000 in endowment for $7,500 per year in scholarships for outstanding active brothers Since the conclusion of the last renovation in 2004, Kansas Beta has been actively working to retire the debt from the project. We spend $75,000 annually to service the debt. Once the loan is retired, Kansas Beta will have additional flexibility to weather unforeseen events like COVID-19. We will also be able to allocate money toward an ongoing maintenance fund to address annual maintenance and set aside reserves to address future projects.
