The Quartzsite Gearheads will host Show-Off-Your-Horsepower Car Show on Saturday, Nov. 10th as part of Buck Connors Western Days on the grass in the baseball fi eld at Town Park. Free entry and open to all vehicles! There will be special Trophies awarded and a 50/50 raffl e. This is an event for vintage car lovers from all over the southwest. Antique Car Show planned Nov. 10 Many people are unsure what to do when they want to sell their real property. Ownership of real proper- ty is transferred through the record- ing of a deed. But what kind of deed? There are so many different types and knowing which type can make a huge difference for the buyer and the seller. We always recommend you seek the advice of an attorney or title company to help you make the right choice and to insure everything is done properly. One of the most com- mon problems our offi ce sees is the transfer of property into joint tenan- cy with rights of survivorship. Holding property in joint tenancy only requires the recording of a death certifi cate to remove the per- son who has passed away. However, there is a requirement that when you hold property in joint tenancy you must also sign an acceptance of that joint tenancy at the time you re- cord your deed. Many deeds are re- corded without that acceptance and unfortunately a recorded deed down the road will not remove an owner. Benefi ciary deeds are also a com- mon problem with it comes to joint tenancy. The benefi ciary deed is de- signed so that all that must be done is recording a death certifi cate and the property will transfer to the heirs list- ed on the benefi ciary deed. However, if you are doing a benefi ciary deed for your heirs to inherit your property and you want those heirs to hold the property in joint tenancy, the heirs must also sign an acceptance at the time you record the benefi ciary deed. Assessor's Corner Another common mistake many people make is using the property description as a full legal descrip- tion for your property. Our prop- erty description is an abbreviated description and not intended to be used as a legal description for transferring property. You could miss things such as water rights, easements, etc. We recommend you look at the property's deed history to obtain a full and correct legal de- scription. Using the abbreviated property description could cause a cloud on the title to the property in the future and create extra work for future owners of the property. Tax bills go out each year in Sep- tember and cover the entire calen- dar year. If you sell your property in the month of August, ownership will not transfer until after the tax bills have been sent. That means you will receive the tax bill instead of the new owner. Make sure you have an agreement with the new owner re- garding the tax bill and who will be responsible for paying the taxes. If you go through a title company, they will prorate the taxes in the escrow. If you receive a tax bill and went through escrow you may want to ask your escrow offi cer who is respon- sible for paying the taxes. Make sure you keep our offi ce advised of any address corrections. Many visi- tors rely on mail being forwarded but this has continued to be a problem in our area. We are happy to change your mailing address each time you arrive and leave so you will not miss any mailings.
