As of November 1, 2023, the Building on Ron Reeves' Legacy capital campaign has received $3.162 million in donations and pledges! 74% of that total commitment has already been filled. We are continuing to stay very focused on the collections pro- cess with only one brother in arrears out of 335 total donors (thanks to Brother Chuck Sigman, '80, for his continued dili- gence in reminding anyone who is behind by more than a few weeks) and we will do so until every pledge is fulfilled. It was interesting and gratifying to hear from the chapter this fall how much of a competitive advantage the newly renovated house was in Rush this year. The Rush Chairman said that "they have the best facility of any fraternity at Rose, on or off campus, bar none!" It was also nice to hear so many alumni (and actives), not only at Homecoming but on other visits, com- ment on how well the house is being maintained. While the renovations were made to facilitate improved maintainability and cleanability, it's very clear to many of us closely connected to the chapter that the brotherhood is once again taking tremen- dous pride and ownership in their physical asset and have pro- cesses and budgets in place to keep it that way. We are continuing to pay down the construction loan a bit fast- er than planned, with the goal of getting the remaining balance as low as possible before the construction loan converts to a 15- year mortgage in late 2026. While the mortgage rate will still be at a relatively favorable interest rate relative to market rates, with the current higher interest rate environment which is ex- pected to continue for a while we want to minimize the initial mortgage principle. At Homecoming, we reviewed the overall long term financial plan to maintain the house in excellent condition as well as pro- vide for any future required or desired upgrades and we are confident that we have a plan that should provide for both in perpetuity! The plan includes funding over the next 18 years for routine maintenance and replacement of appliances and oth- er hardware with limited life expectancy, and longer term (post mortgage retirement) funding of large ticket items such as roof replacement, HVAC replacements, and other large but some- what predictable ongoing expenditures. In addition, the capital campaign always included a $350K Capital Fund to cover any required (by regulation, mandated by Rose, etc.) upgrades as well as any desired upgrades to ensure the house remains the top fraternity asset at Rose. If you have not had a chance to be back on campus since the house was renovated in 2021, hopefully you can make it back for Homecoming or another reason soon and see the fruits of the campaign and the brothers who worked on designing and constructing the upgraded facility. There is a wonderful donor tree in the living room that Brother Bill Daugherty, '87, who kicked off the early fundraising nearly a decade ago, painstak- ingly put up to commemorate this effort. When you see the house and the donor tree, you will no doubt share our pride in the brotherhood that came together to provide funding, engi- neering and construction expertise for a long overdue upgrade of our iconic chapter house! This will be our final article in Tau Talk regarding the capital campaign. The cash management from the capital campaign has been and will continue to be the purview of the Housing Corporation Board and they will include a brief update in their Tau Talk articles until every pledge is received. We want to again express our heartfelt appreciation to the 335 brothers and friends who contributed to this capital campaign. There is no doubt in our minds that Brother Reeves is smiling down on our brotherhood!
