2019 2020 January 2019 – Finalize designs, construction costs, and begin talks to repurchase land. March 2019 – Finalize sale of land. Begin construction bidding process, general contractor selection, and pursue permits. May 2019 – Secure general contractor. Finalize construction budget. Begin construction. August 2020 – ATΩ opens and undergraduate brothers move into new house. May 2020 – Construction complete. Interior design and landscaping begin. Delta Nu Chapter of Alpha Tau Omega Long-term Sustainability of Delta Nu W e are approaching this project strategically in order to preserve the facility, keep our alumni engaged, and minimize volunteer fatigue. To be successful we will secure professional services to maximize the life of a new house. ORGANIZATIONAL SUPPORT Since starting this campaign we have organized a group of young alumni to volunteer on the Board of Trustees and assist the chapter with its operational needs. This committee will focus its efforts on leadership development in the areas of recruitment, chapter finances, academics, alumni relations, and new member education. The ATW National Office provides these volunteers with additional support and resources. PROFESSIONAL FACILITY MANAGEMENT Rather than expect alumni to shoulder the burden of supervising the facility, we will establish a housing committee that will hire and supervise a professional property management company to address the needs of the facility. Any issues or needs required by the tenants will be addressed by a company and not volunteers. This would include major and minor repairs, tenant check-in and checkout, lawn care, and long-term planning for the facility. EMPLOYING A GRADUATE ASSISTANT The housing committee and property management company will hire a qualified live-in graduate student to oversee the facility. This individual will ensure brothers hold one another accountable for any issues related to the facility. Individuals with previous residence hall experience are preferred and their contract will be reviewed on an annual basis. ADDING A FUTURE ATTIC The current design of the facility will meet the housing needs of the chapter today. As the chapter grows, so too will the demand for housing. Our architects have prepared the house to include an unfinished attic that will be converted into a finished third floor when the timing is appropriate. This will provide an additional 12-16 beds, study spaces and common areas for future members. We expect this additional phase to be added 10-12 years after the completion of the new facility.
