M u Chapter of Alpha Sigma Phi and the undergraduate leadership have developed a solid plan to address the long-term viability of the Alpha Sig experience on the UW campus. Through careful study, assessment, and planning, it has been determined that updates and maintenance to the chapter house are necessary, and we must invest in our home to meet the needs of today's students. Working with Mu Chapter alumnus Torjan Ronhovde '75, the Mu Chapter of Alpha Sigma Phi has developed a tactical approach to our future. our pLan For the oLD gaL BASEmENT SECOND FLOOR ExTEriOr imprOVEmENTS • Replace roofing, including built-up roofing at the deck over the columns • Replace main house roofing and sheathing as required for seismic upgrade • Replace and repair gutter, trim, and decorative dentils • Replace or repair trim and railing at the deck over the columns • Replace older exterior windows and trim to bring up to current energy code • Repair front door trim • Repair damage at the concrete column bases • Replace fire escape • Upgrade accessibility to the front door with a new ramp from the sidewalk • Replace or repair exterior footing drains • Replace or repair front and side yard sidewalks and stairs; a ramp will be required to access the front door WhOlE hOUSE • Replace entire electrical system, including lighting • Upgrade house Wi-Fi system • Repair or replace exterior plaster walls as required at main floor • Replace all floor base • Replace heating system; air conditioning system optional • Install fire sprinkler system and bring fire alarm system up to current code • Install interior earthquake shear wall and exterior wall/floor connections recommended by Lund/Opsahl Engineering Seismic Evaluation Report MAIN FLOOR • Refinish main floor hardwood • Replace all damaged main floor trim (i.e.: damaged columns, bases, and trim) • Replace all carpet and floor finishes • Redesign and replace kitchen and equipment as needed SECOND FLOOR AND THIRD FLOOR • Add new toilet room at third floor closet • Replace interior room doors as needed • Remove and replace interior lath and plaster; bedroom and hallway walls to have plywood and gypsum wall board on each side and common area walls to replace lath and plaster with 5/8" gypsum wallboard each side; plywood will enhance durability and also contribute to the seismic upgrade • Redesign sleeping rooms to elevate beds above the floor so that more space in each sleeping room will qualify as education space • Replace plumbing system, retain current showers, and rebuild upper floor toilet rooms ATTIC • Install new insulation in the attic • Replace skip sheathing in the attic floor with plywood sheathing • Create storage lockers in the attic if allowed by city
