OUR NEXT 100 YEARS PART TWO – CHAPTER HOUSE INVESTMENT T he building committee's due diligence included touring several new fraternity facilities in Champaign and meeting with their alumni volunteers, tours of university residence halls, input from undergraduates, feedback from Chi Zeta alumni of all eras, and hiring a firm with substantial experience in planning, designing, and building Greek housing at dozens of campuses. Based on this research, several thematic goals must be accomplished: 1. The completed house should retain a layout as a fraternity as opposed to more of an apartment-style layout, but this should be balanced with the opportunity for more privacy preferred by the modern student population. 2. The Tudor style of the original 1923 house should be retained in a new or rebuilt house, with original elements and emblems to carry our tradition forward. 3. The new house should have room for 60- 64 men, plus a live-in suite for a house director. 4. Any new project should be built of high- quality materials that are easily maintained and will last decades. 5. An effort should be made to retain the large front lawn and the recreation facilities. 6. Food service and a dining hall should be expanded to serve today's larger membership on campus. 7. The common areas should be designed as inviting for undergraduates, as well as guests and alumni, including areas designated exclusively for study, social and some that are more flexible. 8. There should be an ability to separate those study and social functions so both can occur simultaneously. 9. The design should be flexible so that it can evolve over the years. LOWER LEVEL • The parking garage would occupy the entire south portion of the lower level. • The primary party room would be located in the northwest corner. • Bike room, mechanical room and storage are also provided. • Outdoor basketball court is proposed on the west side with doors that open from the Party Room. The court will have a series of gradual steps that lead up to the front lawn that can serve as bleachers. The terrace above the parking deck overlooks this basketball court and frames it on the south. • A quiet, separate library/study area is proposed beneath the front room. A conference and project room would be adjacent to that room. • An elevator would be installed to meet ADA standards, and two new stair towers accessing every floor would be located on the northeast and northwest corners of the building. • Men's and women's restrooms are located to the east of the elevator, as are storage closets.
