S P R I N G 2 024 • N E WS L E T T E R PHASE 1 Starting approximately June 1 with completion prior to fall term. • New drainage system that discharges into city of Ames storm sewer system, ensuring surface water from upstream sources as well as our property flows into a system instead of collecting on our property and flooding parking lot, yard, and basement. • New concrete-paved parking lot to support 50 cars and graded to flow into new drainage system. • New structurally sound and properly draining concrete block wall to replace eroding western retaining wall (along Beta property). • New rear yard sidewalks, basketball court, lighting, and landscape. • New front sidewalk, patio/sitting area, and more prominent Pi Kappa Alpha monument sign closer to Lincoln Way. The civil design work has been completed, and permits filed with the City of Ames. We've received contractor bids with the total cost for Phase 1 estimated to be $575,000, which includes $50,000 for design work and soft costs and $525,000 for construction. PHASE 2 Plans will be submitted to the city for review this summer and deployment is dependent on alumni support. See more on page 2. • The house renovation includes upgrading the rooms to modern environments that will allow for 44 members in a variety of living arrangements, including four single-man suites in the basement and fourth floor and a combination of three-man suites (each with a common living room) and traditional fraternity study rooms on the second and third floors. The second and third floors will each have a newly dedicated study/conference room for increased group-study space. • New forced-air HVAC with air conditioning will be installed throughout the house. The former smoker will be reconfigured and brightened up with windows into a Chapter/lecture area with a separate large study/multi-media room. • The exterior of the house will receive new windows, roof, and masonry, while all stucco and rotted wood will be repaired. Funding for Phase 1 has been secured, but we'll need everyone to step up to be able to complete fundraising for Phase 2 of the project. Construction Has Begun! M uch has happened since our last update this past fall. As we continue to monitor project costs, the House Corporation and Building Committee hosted a retreat to identify the true mission of 2112: The House That Built Us. That mission is: To ensure 2112 Lincoln Way provides a safe fraternal experience; an environment conducive to educational excellence; and living spaces that exceed Greek and dorm living at Iowa State University. To meet our mission in an economically responsible way, the renovations have been broken into two phases. Phase 1: Sitework and land preservation. Phase 2: Physical structure.
