Chandler St, Quartzsite Water, light snacks & handouts provided - Bring a pen or pencil By Terri Newlon If you have occupied a space in an RV park for 180 consecutive days, the law that governs you is "Arizona Recreational Vehicle Long-Term Rental Space Act" A.R.S. Title 33, Chapter 19. It is also called the AZ RV Act. This includes full-time resi- dents and snowbirds. There is another law called 'Land- lord and Tenant Act', which gov- erns mobile home parks. It is often referred to as 'LTA' A.R.S. Title 33, Chapter 11. This law does not apply to recreational vehicles including park models in RV parks. Did you know: If a landlord, or park manager acting on behalf of the owner, un- lawfully removes a tenant from the premises or willfully diminishes ser- vices by interrupting electric, gas, water, or other essential service, the tenant's rights include recovering possession or terminating the lease and recovering two month's rent. Read ARS §33-2142 for the full law. A landlord shall not retaliate by increasing rent or decreasing ser- vices or by bringing or threatening to bring action for eviction after any of the following: Tenant has com- plained to a governmental agency; Tenant has complained to the land- lord of a violation; Tenant has or- ganized or become a member of a tenants' union; Tenant has filed an action in an appropriate court.
