S ometimes, people do all they can to make plans and be prepared only to have a wrench or two thrown their way! That's exactly how things at 900 Richmond played out during summer 2023. Thank goodness we have Karen Knoblauch Neylon '79 and other members on the House Corporation Board (HCB) living locally in CoMo. SUMMER PLANS… Summer work is planned and executed like clockwork with the required inspections, maintenance, mattress replacements, special projects and deep cleaning completed just in time for the return of our members the first week of August. HCB met with chapter officers in March to listen to their ideas for enhancements; new carpet in the upstairs hallways and a new sectional in the lower level were priorities. Carpet in the TV room was also on our list due to a leak in the air conditioning system that left some ugly stains. We also wanted to clean or replace the sheers on the main level and upgrade the house director's suite with a stackable washer-dryer. …MEET CHANGING CONDITIONS We were in a great place until the previous TV room AC fix failed again. Plus, the flooring damage under the carpet was worse than expected. It was time to pivot and purchase a new unit for the room and replace the underlayment. The new unit fit differently, requiring significant drywall repair and repainting. The compressor in another AC unit for the formal room and lower level decided to go kaput, requiring a replacement. The installation of the house director's washer/dryer had its own challenges with ventilation going through walls, plumbing to a drain and new flooring for the area. The sheers, well, that's a long story—but we have new ones! We also had a kitchen freezer that required new parts just prior to the members returning and restocking the kitchen. Oh, and we had bats living on the outside of the house that could not be disturbed during mating season. The exterior of the house was caulked and sealed tightly so no bats could enter the attic space. HARD WORK PAYS OFF Even with all the surprises, the summer work and enhancements were completed on time. The members are thrilled with the new carpet and sectional. Thanks again to Karen for catching the wrenches thrown and managing all the tasks like a champ. We could not have done it without her!
