Fall 2022 Housing Corporation Board Update W hat began as a gleam in Ron Reeves' eye some eight or more years ago has finally come to fruition! As those who made it to Homecoming this year can attest, the 53-year-old chapter house renovations, including the newly dedicated basketball court, landscap- ing, irrigation, and soffit repairs are now complete. It's been a long three years working alongside the Capital Campaign team who raised the funds as well as with our Housing Corporation Board working on the myriad of design and construction details needed to ensure the roughly $3M was spent wisely, and without too much disruption of chapter operations. Certainly the feedback and support we have re- ceived from actives and alumni suggest we succeeded! Our Board's focus has now appropriately shifted. We heard loud and clear during the capital campaign that alumni wanted to invest in re- newing the house but also wanted assurances that the investment would be well maintained going forward. While the maintenance budget is increasing, money alone is not sufficient to ensure the assets are properly maintained and renewed. We recognized that a renewal of the house maintenance managing processes was also vital. As a result, we have undertaken a complete review of every individual asset in the house, just like we would in a production facility, and are upgrading or developing detailed maintenance procedures for each. We have a number of maintenance programs already in place for the large capital items and are diligently working on coverage for the rest of the assets. We are providing a House Manager "playbook" that includes thorough orientation to each system as well as the detailed maintenance protocols. This also will make the House Manager job easier and ensure things do not fall through the cracks as House Man- agers come and go. As an outgrowth of the asset review, our team will be developing a rolling five-year plan of maintenance replacements and small capital projects to ensure the house stays in top condition going forward. With the increased maintenance budget and the capital campaign's capital fund being provided for future large capital needs, we feel we will have the right processes and funding to ensure the house will be properly maintained and renewed indefinitely. I would be remiss if I did not specifically recognize three alumni brothers on our Board who have gone above and beyond to make this project happen and to help ensure the house remains in great shape going forward. First, Brother Bruce Ungethiem, '77, who led and managed the entire project from design through construction, and even led the painting of the basketball court literally on his hands and knees. Second, Brother David Ayars, '78, who has been relentless in his efforts since joining the HCB in personally delving into multiple issues, improving countless items not covered by the capital project, and developing the maintenance procedures and House Manager play- book. And finally, Brother Brad Munchel, '08, our HCB and BoT treasurer, who has worked tirelessly with the active chapter, the Cam- paign Board, banks, and our contractors to ensure funds were flowing properly, bills being paid, loans were secured and being paid down, etc., all of which is obviously way more than he originally signed up for…and finally, my thanks to the almost 350 brothers who have made the financial commitments to make this house renewal a reality! For those who have not yet seen the renovations, it truly is stunning when you drive up to the house. And the details behind the renova- tions would make any engineer proud! I hope you will be able to make an upcoming Homecoming or to stop by to see the house on your way through Terre Haute.
