4 SIGMA PHI EPSILON « KANSAS BETA « K-STATE The Evolution of 1015 Sunset I n 1954, the Chapter moved to our present home at 1015 Sunset. Through the years, a number of renovations have been completed to meet the Chapter's needs. Our most recent renovation was completed in 2005. The renovated SigEp house is now a Residential Learning Community (RLC). An RLC focuses on providing balanced living to fraternity members. Features include: two libraries, an office for K-State faculty who hold regular office hours, a conference room, a 24-hour kitchenette, wireless internet throughout the facility, an outdoor basketball court, and an individual study space for every member. This was all made possible by our generous alumni. Three Elements Have Impacted Kansas Beta's Financial Strength 1. Major Maintenance Projects In winter 2019, Jerry Dixon '91 and Craig Hermann '90 completed a thorough assessment of the facility and discovered issues with the electrical, HVAC, and plumbing systems that were creating environmental and surface deterioration of the house. To ensure safe air quality and provide a healthy living environment for our men, we had to secure a $100,000 loan to complete the necessary work. By the beginning of the school year, the house was thoroughly cleaned, common areas were painted, the HVAC system was 100% operational, epoxy floors installed in upper and lower halls, the roof was repaired, trees were trimmed, and a major update to the security system was completed. These maintenance updates were critical to ensure a safe and healthy environment for our collegiate brothers. This was also the first significant investment made in the structure since the 2005 renovation. 2. Membership Review In a combined effort, the active members and alumni completed and thorough and necessary review of our membership, removing those who did not meet our core values. The AVC joined our collegiate leaders and recruiters to define, identify, and sign members who will strengthen the Chapter. 3. The COVID-19 Pandemic Although the previous two items affected our operating budget, our financials were stressed but manageable. The unforeseen COVID pandemic required refunds for a portion of the spring semester as well as a reduction in revenue due to a shortened fall semester, creating an immediate need for financial support. Although the pandemic has been a challenge for all, it has given us an opportunity to set the Chapter up for long-term financial stability and make much-needed improvements.
