THE STATE OF OUR HOME … AND MORE HCB UPDATES! I 'm writing on behalf of the House Corporation Board of the Alpha-Omicron Association of Lambda Chi Alpha Inc., which owns and controls the Lambda Chi Alpha chapter house at 1210 E. Third Street. This letter will update alumni members on the current makeup of the Board, the status of use and physical condition of the house, and the Board's immediate goals and action items. THE ORACLE A L P H A - O M I C RO N Z E TA O F L A M B DA C H I A L P H A AT I N D I A N A U N I V E R S I T Y / S P R I N G 2 0 2 3 BOARD POSITIONS AND MEMBERS BOARD POSITIONS AND MEMBERS Since January, three Board members have resigned: Joe Folkening '88 (former President), Kyle Ewert '17 (former Treasurer), and Sean Royce '86. The Board appreciates their service to the Housing Corporation and Alpha-Omicron Zeta. New Board members have experience in real estate, finance, accounting, manufacturing, construction, and law. HOUSE ACCESS IN 2022-23 HOUSE ACCESS IN 2022-23 As you know, the Housing Corporation's mandate is to operate a chapter house for the undergraduate members of Alpha-Omicron Zeta. Unfortunately, undergraduate members did not have access to the house during Indiana University's fall 2022 semester. In conjunction with the Housing Corporation's insurance consultant, the Board determined to open the ground and first-floor common areas, basketball court, and parking lot for undergraduate member use following rules and regulations adopted by the Alpha-Omicron Zeta and the Grand High Zeta (National Fraternity) effective January 22, 2023. THE HOUSE MOVING FORWARD THE HOUSE MOVING FORWARD The Board also conducted a comprehensive analysis of the house's physical structure, hiring multiple mold inspectors and structural engineers to inspect the house and report their findings. The reports indicate that the house requires minor to moderate mold remediation and structural repairs. Mold remediation activities commenced February 15 and are scheduled to be completed by the end of February; we're obtaining estimates for the necessary structural repairs. Additionally, the Board has engaged a consultant to perform a complete property condition assessment to determine other immediate and long-term capital expenditures, deferred maintenance, code violations and life safety issues, and to assess the competitiveness of our house against other fraternity houses at Indiana University. Following completion of the property inspections and assessments and review of the reports, it is anticipated the Board will determine the budget for repairs and renovations to the house and how to finance them. Ultimately, it is our responsibility to conduct repair and renovation activities in a manner to open the house for live- in members during the 2023-24 academic year. The Board is also focused on: • Hiring a live-in advisor, engaging kitchen staff/food vendors and a property manager, and finalizing a new form of lease agreement for the 2023-24 academic year. • Implementing and institutionalizing corporate policies and procedures, including putting new corporate bylaws into effect. • Increasing transparency and alumni engagement. WHAT WE NEED FROM ALUMNI WHAT WE NEED FROM ALUMNI As you can see, the Board has aggressive goals. We'll require alumni support to meet these goals and are working to instill a culture of alumni involvement and participation in House Corporation and Zeta activities. The Zeta, like any organization, cannot survive without the support of its members—whether in the form of your time, money, or expertise. The House Corporation Board meets weekly, and we encourage you to please consider how you can give back to our brotherhood. There are several options highlighted in the article on page 4!
