Whether the Housing Corporation chooses to pursue an addition and renovation of the Chapter House or the construction of a new home for Epsilon Omicron, we must provide the best opportunities to our undergraduate members and alumni. Our decision must take into account the desired position of Alpha Tau Omega at Oklahoma State. O U R P L A N O P T I O N 1 – R E N O V A T I O N A N D E X P A N S I O N The first option is to expand and renovate the Chapter House. The annex would be removed to allow for the required amount of parking. The emphasis of the renovation would be placed on providing ample dining and living space and a more competitive physical structure for attracting and retaining quality young men. This will be done with expanded dining facilities, construction of suite-style rooms, construction of a basement to hold a Chapter room, a remodel of the basement to provide more useable space, and other internal improvements. In addition, we will place a special emphasis on the use of practical and durable building materials, finishes, and fixtures. The Housing Corporation's aim is a high-quality facility that will provide a safe living and learning environment for many years. HIGHLIGHTS OF THE RENOVATION • Nearly double the size of the current house—11,000 to 19,500 square feet • Expand the house to the south (toward 4th Street) and west (current parking lot) • Increase live-in membership to 74 • New dining room to comfortably seat 100 • Construct a Chapter room in basement • Optional basement expansion for additional group space • Provide a competitive and comfortable living environment for undergraduate brothers: • Suite-style living (2- and 4-man suites) • Redesign the basement to provide more recreational and study space COST ESTIMATES FOR RENOVATION AND EXPANSION Renovation/ Expansion $4,500,000 Professional Fees/Contingency $700,000 ESTIMATED TOTAL $5,200,000 O P T I O N 2 – N E W C O N S T R U C T I O N The second option being considered by the EO Holding Corporation is to tear down the house and annex in order to construct a new house on the same site. The new house would accomplish the same goals as the renovation by providing a safe, durable, and competitive facility as ATW looks toward its future. New construction would allow for better designed and more efficient electrical, mechanical, and plumbing systems, as well as the capability to design more usable spaces in the Chapter House compared to renovating and modifying the current house. HIGHLIGHTS OF NEW CONSTRUCTION • 24,000 square feet • 74 total live-in membership • Build a dining room that can seat 100 • ADA-compliant suite on the main floor • Fully enclosed housemother's suite • Construct a Chapter room in basement • Provide a competitive and comfortable living environment for undergraduate brothers: • Suite-style living (2- and 4-man suites) • Redesign the basement to provide more recreational and study space COST ESTIMATES FOR NEW CONSTRUCTION New Construction $5,300,000 Professional Fees/Contingency $800,000 ESTIMATED TOTAL $6,100,000
