ROTUNDA Our plan for the future A er careful study, assessment, and planning, the Gamma Chi leadership has engaged the services of Gould Evans Architects to assess the long-term needs of the chapter house and to develop a plan to address those needs. e emphasis of the design will be placed on providing ample study and social space, access to technology, and offer suite-style living arrangements for the undergraduate brothers. Additionally, the house was designed to incorporate some of the defining architectural characteristics from Pi Kappa Alpha's historical beginnings at Monticello while complementing the beauty of the Oklahoma State campus. In all areas, the architect has been instructed to address mandatory building and fire code requirements. In addition, we have placed a special emphasis on the use of practical and durable building materials, finishes, and fixtures. e aim is a high-quality durable facility that will provide a safe living and learning environment. projeCt estimate Construction and Contingencies $7,100,000 Land Acquisition $700,000 Design, Engineering, and Management Fees $600,000 Furniture, Fixings, and Equipment $450,000 Fundraising and Professional Fees $200,000 Retire Existing Mortgage $450,000 Total $9,500,000 Project HigHligHts • More than 32,000 square feet • Bed space for 85 men • Hall of Honor to recognize the accomplishments of Gamma Chi alumni • Indoor basketball court and workout facilities • Modern security and fire alarm system • Room design and layout focused on brotherhood and academics • Courtyard and developed outdoor space e total cost of this project is approximately $9.5 million. e current house at 221 South Lincoln was sold to the Oklahoma State Foundation for $2.5 million. Additionally, financial calculations, through a professional pro forma, show the facility can support debt service of $2 million. is results in a fundraising goal for the Honoring Our Legacy, Securing Our Future campaign of $4.5 million.
