She knew I had an over-priced listing; she knew that I did not know it was over-priced; and she knew it would help the business world go around if she told me so. She probably also knew that if I listened to her and convinced my client to sell at a more reasonable price, then some future buyer would bring infrastruc- ture past her land for free. And, broth- ers and sisters, she knew instinctively something few of us ever learn. She knew how to deliver a message such that people heard it. It is now a matter of historical fact that my listing was not worth what we were asking. I sold that piece a year or so later, but at about 65% of listed price. In the process of developing it, the buy- er indeed paid to have sewer and water extended to the north, taking it right past her property. So March Riddle was absolutely right that day. And so was I. Every time, and I mean every time, that I got through that door from then on, I asked at the reception desk if Mrs. Rid- dle was there. I asked loudly enough that she could not help but hear me if she was in her office. Many times, she came out, and always to my great entertainment. She once told me a story about a man that was trying to hoo-doo her, saying that J.P. had said this and that before he died, and that it would only be right for Mrs. Riddle to follow through on J.P.'s promises. e full story is tear-stream- ingly hilarious, and it demonstrates the fearlessness and the conviction of a woman who always did what had to be done, be it field peas or fields ripe for development. As the punch line, she cocked her head at me and said (you guessed it, I am sure), "Bill McFady- en, do you think I lived in that house with J.P. Riddle for 50 years and never learned a dern thing?" No, Mrs. Riddle, I saw plainly that you learned plenty. I also saw that you taught as well as you learned. God speed, Mrs. Riddle, and rest well.
