As the Fayetteville area readies for the impacts of BRAC 2005, welcoming the relocation of the FORSCOM and USARC headquar ters to the community, the constr uction of the seven-mile I-295 extension is underway. The extension will bring the interstate from its cur rent off- ramp location on Ramsey Street, to the All American Expressway, just yards away from the main gate to For t Bragg. The extension will provide direct access to and from the military installation, giving defense contractors quick and immediate access to their most impor tant clientele. As the extension continues, the community will bare witness to increased economic oppor tunities. Developments have already begun seeking space along the interstate's cor ridor. Defense contractors will not be the only ones to benefit from the extension, as several inbound and outbound distribution deliveries will be sure to view the extended interstate as a clear and direct line of access to the hear t of the Fayetteville retail market. The connection to the All American Expressway will provide access not only to Fayetteville's heaviest retail sector, but also direct access to the main highway leading to the Fayetteville Regional Airpor t, Crown Coliseum, and several of the industrial facilities in the Cedar Creek area. On September 23 Coldwell Banker Real Estate released its annual home price comparison index for US and select inter national markets. Fayetteville ranks as the nation's third most affordable market. In a recent real estate ar ticle by "Business Week," Fayetteville was recognized as one of the ten metros in the country to have an increase in the number of issued building per mits when compared with the numbers from this time last year. In comparison, the U.S. Depar tment of Commerce stated that the nation's numbers for per mits fell by 32% from the year before. The bubble that is shielding Fayetteville from the national economic doom and gloom is due in large par t to For t Bragg and the Base Relocation and Closure Prog ram (BRAC). For t Bragg is preparing for a massive influx of military and their families by 2013. "About 40,000 civilians, defense contactors, and soldiers are expected to move into the 11-county region around For t Bragg by 2013," says Business Week. Tim McNeill, the chair man of Bragg Regional Task Force, states that there are already $2 billion in constr uction projects taking place on the base alone. Along with bringing more people to Fayetteville, BRAC will bring more oppor tunities for the community.
