ENVISIONING THE FUTURE B efore initiating the 100 Years at 548 South State campaign, the Residence Corporation solicited feedback from the professional consultation of architectural firm Peters Group, as well as engaged Theta Theta alumni about what they would like to see included in the phase II project goals. The outcome is a comprehensive project focused on not only completing much-needed renovations to the house, but also incorporating exciting elements to make the house more appealing and usable to the undergraduates. "The result of the phase II renovation should provide a completely revitalized house that will comfortably serve 50 occupants and extend the life of the facility well into the future." –Peters Group Architects Report Basement Exterior • Reconstruct front porch • Replace wood porch columns with new composite columns to match existing replacement column • Reconstruct rear side porch; incorporate new barrier-free ramp to living room • Remove and replace existing asphalt shingle roofing • Gutter/downspout repair; add downspouts and underground rain convector drainage piping to storm sewer • Inspection and repair of deterioration of brick exterior • Masonry repair of any deteriorated masonry on chimneys • Exterior painting as required • Inspection and repair of deterioration at roof eves and dormers • Install new exterior security and task lighting • Evaluate, design, and replace areas of landscaping as required • Replace front sidewalk • Install new walk from parking area to front porch entry • Restripe parking lot, revise parking spaces to comply with city-approved site plan • Install new landscaping per city site plan • Provide and install new ADA-compliant pedestrian lift and ramp as required at reconstructed rear porch deck Side porch will be reconstructed and turned into useable space with ramp to living room. First floor windows to be replaced. Theta Theta House Renovations $1,250,000 Debt Retirement $250,000 Goal $1,500,000 Project and Campaign Goal Basement update will provide a safe, aesthetically pleasing, and useful space for undergraduate chapter meetings. Parking lot to be restriped with new walkways and security lighting added. New handrails to added with front porch reconstructions, front sidewalk to be replaced, and landscaping to be updated. The phase II renovation will create much-needed storage and usable space in the basement. Front porch will be reconstructed and columns replaced.
