ENVISIONING THE FUTURE • Repair and/or replace deteriorating areas of basement foundation walls • Grind and paint basement floors • Install fresh air ventilation with tempered air make-up for basement area • Construct new wall with double lockable door in storage room under front porch • Provide finished surface over existing foundation walls in front basement and under living room; provide similar walls, flooring, lighting, ventilation for middle basement • Provide for additional task lighting in front basement room; upgrade electrical lightning, switching, and receptacles B efore initiating the 100 Years at 548 South State campaign, the Residence Corporation solicited feedback from the professional consultation of architectural firm Peters Group, as well as engaged Theta Theta alumni about what they would like to see included in the phase II project goals. The outcome is a comprehensive project focused on not only completing much-needed renovations to the house, but also incorporating exciting elements to make the house more appealing and usable to the undergraduates. "The result of the phase II renovation should provide a completely revitalized house that will comfortably serve 50 occupants and extend the life of the facility well into the future." –Peters Group Architects Report First Floor • Replace the first floor windows and door walls • Recondition or replace first floor wall paneling • Install new hardwood floors on first floor • Replace vinyl flooring in dining and first floor bathroom areas • Install new stainless steel chimney flues in first floor fire places; install new natural gas lines and fireplace logs with fixed glass doors in two existing fireplace openings • Replace two exterior fire-stair tower exit doors • Replace exterior door from rear porch to first floor living room • Update lighting fixtures for new energy-efficient lighting fixtures for entire first floor • Repaint entire first floor interior • Furnishings allowance: include funds for living room, dining room, library, Coon Room, and vestibule • Decorating allowance: include funds for updated window shades, window curtains, painting, and floor rugs Basement Theta Theta House Renovations $1,250,000 Debt Retirement $250,000 Goal $1,500,000 Project and Campaign Goal Although the first floor footprint will remain unchanged, the phase II renovation will provide a much-needed update to the common areas of the house. First floor: Dining room, living room, library, and Coon Room will all be updated during phase II renovation. Basement update will provide a safe, aesthetically pleasing, and useful space for undergraduate chapter meetings. The phase II renovation will create much-needed storage and usable space in the basement.
