2 W hile the Fiji experience is certainly more than the bricks and mortar of the Chapter House, our home undoubtedly plays a significant role in the development of our brothers and as a representation of our shared values, goals, and history. While the House Corporation works hard to maintain the current rental facility, having a permanent home in Boulder is necessary for our growth and connection as brothers. Much thought has been put into how we should rectify this issue, and through careful assessment and planning, a decision has been made to purchase a property and continue leasing 1012 University. Did you know? A Home for Boulder Fijis "A dedicated Chapter House is an essential element in the life cycle of a healthy fraternity. In fact, safe and secure gathering places are central to the human experience in general. A Chapter House would provide a place to gather and grow as students and as young men at this critical stage of life, and a symbol of what is truly special about this group. By starting fresh, we have the opportunity to deliver something uniquely adapted to the contemporary college experience." –Dolf Kahle '89, House Corporation President Research confirms that the two most important decisions a student makes when they arrive on campus are: • e organizations they join. • eir living environment. (Students spend over 70% of their time in their living environment.) Our Reasoning • Proximity ∙ We want to purchase a property on e Hill. It is the only area in Boulder that will provide the visibility and proximity to Greek life we need to grow Fiji's presence at CU. ∙ Very few fraternities solely have one location, but instead have a Chapter House and an annex. Purchasing a smaller- occupancy house on e Hill allows for that scenario, with location being key. ∙ We hope to purchase a facility similar in location and size to 1114 12th Street that is currently rented to 10 Fijis, as we are currently renting a 36-bed apartment complex also on the Hill. • Brotherhood ∙ Beta Kappa has thrived in its return to CU through a combination of a smaller house near campus and a larger occupancy apartment complex farther from campus. is has allowed for visibility, but also for more brothers living together. ∙ e men currently rent space in hotels to hold their weekly meetings. e purchase of a chapter house would create enough space to gather formally and informally. • Current Lease Structure ∙ A five-year master lease was offered and accepted to rent 1012 University. ∙ is 36-bed apartment building on the Hill allows more Beta Kappa brothers to live together; however, it lacks chapter meeting and social space. • Future Options ∙ Purchasing a smaller chapter house now will provide Beta Kappa a foothold in the very expensive Boulder real estate market. It's appreciation will be leveraged for the continued growth of Beta Kappa. Estimated Cost Purchase New House $4,200,000 Renovation $800,000 Total $5,000,000 Project and cost estimates are subject to change.
