given generously to e Return to
3000 University. You have done so
in reliance on our expected prudent use of
your financial gis. Here is a breakdown of
how your money has been spent.
In their feasibility study, Pennington & Co.
projected that we could reasonably expect to
raise between $2.5 million and $3.5 million
over a five-year campaign. Aer discussions
with our architects and builder, we set a total
project goal (excluding furniture, fixtures,
and equipment, or FF&E) of $3.1 million
and were provided with a cost breakdown
to support this budget. is included the
7% architect's fee of $154,000, the buyback
of the 3000 University land from UND of
$166,000. and estimated fees to Pennington
of $160,000. e actual building costs were
projected at $2.6 million for an all-inclusive
project cost (except FF&E) of $3.1 million.
In April 2019, to meet a fall 2020
completion date and before all bids had
been received, we gave the green light to
the architect. When the final bids came in,
the construction costs were $200,000-plus
over budget—not a good thing. We deleted
structural modifications for the 12-bed attic
option. Brick was omitted on portions of the
less visible and west-facing exterior wall, and
other "value engineering" (think budget-
cutting) adjustments were made to bring
the "hard" costs back to budget. ere were
very few change orders during construction.
One, the addition of seven UV lights in the
air exchange systems to reduce airborne
pathogens, was added in the midst of the
COVID-19 concerns. With the final nail,
our "hard" costs of construction came in
less than 2% over budget. e FF&E tracked
estimates. e architects' fee and land costs
were to the penny. But what was way off were
the Pennington fees—budgeted at $160,000
with actual costs over $240,000. What was
planned as a $3.1 project plus FF&E of
$210,000 for total of $3,310,000 came in at
$3,458,000.
