The Campaign for Beta-Gamma OUR PLAN T he Chapter House is uninhabitable due to preparation for renovation, need to meet the expectations of the modern college student. As it stands today, there are great potential members who do not even consider Beta-Gamma because we are so far behind in housing. Our house must be renovated to keep up with improved residence halls and top-quality apartments that are on the edges of campus. The 956 Sixth Street house was originally built in 1890, and it has housed Sigma Pi Brothers since 1954. The last renovation was conducted in 1973. Here's what was happening in 1973: • Richard Nixon was president. • The Vietnam War ended. • Pink Floyd released "Dark Side of the Moon." • Sears Tower in Chicago was completed. • George Foreman was boxing's heavyweight champion. • UCLA won their seventh consecutive basketball championship. • Secretariat won horse racing's Triple Crown. Forty-six years later, obviously, it is time. The Central Illinois Alumni Association is working closely with home builder Luxury Homes to ensure the highest quality design and construction. The renovation begins first and foremost with updating the fire suppression and safety systems. These improvements are in compliance with 2019 codes and have been approved by the City of Charleston. It is the house corporation's goal to provide a safe living environment for our undergraduate Beta-Gamma Brothers. Other aspects of the project include: • Interior taken down to the studs, complete reworking of electrical wiring, plumbing, fixtures, cabling, and walls. • New three-zone heating/air conditioning duct work. • Security system. • Americans with Disabilities Act compliant fallibilities and access. • Expansion and modernization of the kitchen, complete with all new equipment. • The "racks" will be replaced by eight new sleeping suites that will be occupied by two to five brothers. Capacity will be 22. • Refinishing of all hardwood surfaces including paneling, stairwell, mantle, and door and window frames. Restoration of the pocket doors. • Renovation of basement including new support walls that will prevent water seepage. • Renovation of the basement and second floor bathrooms. Locker room adjacent to the basement bathroom. • Three-story fire escape off the northwest corner of the house. "A Brotherhood 70 years young (June 10, 1949, chartering day) that has established itself as the best. Keeping these meaningful and undying traditions alive is our duty. We are building for the gentlemen that are following in our footsteps and who proudly take the leadership reins on campus." – Jeff Knezovich '75, Treasurer, Central Illinois Alumni Association Project Costs Electrical Updates and Media Room $45,000 Social and Sleeping Rooms $45,000 Mandated Fire Suppression System $42,000 Kitchen $30,000 Stabilize Basement Walls $30,000 Restoration of Wood Cladding and $30,000 Molding for Historical Designation Furniture and Furnishings $25,000 Security Monitor and Key System $21,000 Millwork and Pocket Doors $20,000 Chapter Room and Dining Room $16,000 Heating, Cooling, and Flooring Fire Escape Replacement $15,000 Historical Update of Staircase $15,000 Attic Sleeping and Social Areas $12,500 Housemother's Suite $12,500 Fireplace and Chimney Upgrade $12,500 Bathroom and Locker Room $7,500 Removal of Lead Pipes $7,500 Laundry Room $7,500 Lighting Fixtures and Signage $6,000 Zone Heating and Air-Conditioning, $5,000 Boiler Removal Asbestos Abatement $4,500 Historic Preservation of $3,500 Woodwork and Wallpaper ADA Compliant Ramp and Restroom $2,500 Total Project Hard Costs $415,500 The housemother's suite will be expanded.
