T he ADPhi Building Committee is continuing to expand. There are two active groups working now and another is forming. Learn about their efforts and how you can help: The Design Group (Tom Chiado '86, Mike Derr '84, Zach Shoopman '18, Chad Quilici '95, and Grant Osberg '81) meets every other week at Twist Design or online to move the project forward. They are deep into: (1) kitchen/dining room design; (2) incorporating ADPhi symbols into the design; (3) preparing design development level drawings for reviews with the contractor, alumni, and active Chapter; and (4) detailing construction costs. In June, the Design Group will submit a detailed report to the ADPhi Board on project costs and various design elements of the renovation. Value engineering is next on their agenda before getting into construction documents for building permits. The Operations Group (Jeff MacNichols '94, John Feltis '65, Grant Osberg '81, and Howard Stricker '63) is negotiating housing for the active Chapter during the Chapter House construction period (end of spring quarter 2020 to start of fall quarter 2021). The Operations Group reported to the ADPhi Board in April. If their recommendations for interim housing are accepted, the next task is to detail a plan for moving the active Chapter into a temporary facility while the ADPhi Chapter House is being renovated. The Finance Group is the next major group to form. I am looking to alumni and ADPhi Board members for introductions and recommendations. Tracy Edgers '80 is reviewing documentation and Spencer Lambdin '19 is running pro forma financial projections with my guidance. The conceptual plan for financing is to treat the project much like a residential real estate development project with a construction loan and mortgage. ADPhi has equity in the project with the existing land, building, and alumni donations. A careful balance is needed for alumni donations to reduce project risk, offer reasonably priced housing for ADPhi active members, and hold operating funds for the new facility.
