UNIVERSITY OF MINNESOTA | MINNESOTA ALPHA CHAPTER PI BETA PHI 4 Our Plan T here are two distinct options under consideration by the Minnesota Alpha Chapter House Corporation, both of which will address the chapter's needs and meet the challenges that Minnesota Alpha faces. Whether the CHC chooses to pursue a renovation of the chapter house or the move to a sorority condominium complex, we must provide the best opportunities to our undergraduate members and alumnae. Our decision must take into account the desired position of Pi Beta Phi and the University of Minnesota. A Home to Set Pi Phi Apart OPTION 1 – MOVE TO SORORITY CONDOMINUM APARTMENT COMPLEX AND SALE OF EXISTING HOUSE AND ANNEX e first option being considered by the Minnesota Alpha CHC is to sell the existing house and annex and move into a new facility being developed with additional common and bedroom space. e new house would provide sufficient space and amenities on par with competing private housing alternatives. We are one of three sororities considering this option. INCLUDES • Bedrooms ranging from 1-4 beds per room, increasing capacity up to 50 members • Chapter meeting space and commercial kitchen to accommodate membership needs, possibly shared with one or two other sororities • Second-floor amenities: larger modern bathrooms, laundry facility, study room and patio • Underground parking available • Enhanced customized entrance and added security • ADA accessible BENEFITS • CHC would only be responsible for interior space, resulting in less demands on CHC volunteers • Upperclassmen could rent apartments upstairs and easily come to chapter space for meetings, meals, social time, etc., in return creating strong chapter dynamics • Members would have the potential to rent year-round • Additional bedrooms would result in more revenue and help to subsidize new debt • Larger spaces to accommodate the full chapter for dinner and meetings • Increase accessibility for alumnae events CONSIDERATIONS • Ensure the preservation of our historic facility by selling the main house and annex possibly to another UMN sorority • Possible industrial feel of living in large complex • More members would be required to live in the chapter • Not a privately owned home, thus would be beholden to condo association for exterior and common areas maintenance and shared private space with other non-Pi Phi renters • 2-3 year estimated completion OPTION 2 – RENOVATION, EXPANSION AND ADDITION PROPERTY PURCHASE e second option is to renovate and expand the existing chapter house, purchase the house on the corner next door and sell the annex, with the intent to bridge the 2 houses together. e emphasis of the building project would be placed on providing ample dining and living space and a more competitive physical structure for attracting and retaining quality young women. e CHC's aim is a high-quality facility that will provide a safe living and learning environment for many years. INCLUDES • Lower level expansion: increase square footage for a dedicated chapter room and study space • New state of the art commercial kitchen with ample food storage • Kitchenette renovation: add counter space and update appliances and decor to create an attractive and functional space • ird-floor renovation: expand dorm room from four to eight beds, add lounge area • Expanding and updating all bathrooms • New bed space replacing the current annex • Addition of underground parking BENEFITS • Both residences would be attached to provide an overall feeling of consistency • Retain our historic chapter home and location at 1109 5th Street • Complete CHC ownership of land and facility • Remain a Pi Beta Phi-only residence CONSIDERATIONS • Land constraints and historic designation limitations • No increase in additional beds or additional revenue • Limitations on footprint and square footage due to land constraints • Unable to expand parking lot • Significant investment needed to compete with other sorority and off- campus housing • Sale of annex and successfully acquire property next door to current chapter house • Will be required to make all remodeled spaces ADA compliant • May lose some above ground parking with sale of annex • 5-7 years to complete Cost $6 million | Fundraising needed $3 million Cost $3 million | Fundraising needed $3 million
