MANIFESTO THE NEWSLETTER FOR ALUMNI AND FRIENDS OF GAMMA UPSILON CHAPTER OF THETA CHI FRATERNIT Y AT BRADLEY UNIVERSIT Y - SPRING 2018 C H A P T E R : t h e t a c h i b u . c o m | A L U M N I : g a m m a u p s i l o n . o r g Chapter House Renovation Planning Continues Security and Kitchen Overhauls Are Underway In 2015, the alumni corporation completed one of the largest chapter house renovation projects in more than two decades by completely gutting and renovating the downstairs bathroom and shower facility. The renovation replaced everything from floor to ceiling and even updated the space with added ventilation and air conditioning. The project cost close to $130,000 and has been a major improvement in the daily lives of the undergraduates who call the chapter house home. As the alumni corporation rebuilds our savings for the next major renovation, we have started planning our next projects. The first project the GUAC plans to take on is replacing the front and back doors to the chapter house with new energy- efficient openings complete with an access control system. These new openings will bring new life to the front of the house and a refreshed look. They will also provide an easier way for the undergraduates to get in and out of the house with wireless proximity card readers while maintaining a secure environment. This past fall, the board voted to move forward with this project, allocating just under $30,000. We're working on the final negotiations with the contractor with plans to complete the project in spring of 2018. While planning the front door project, we have also been working with our architects on the next major renovation plan. The GUAC would like a complete overhaul of the kitchen, similar in scope to the bathroom renovation completed in 2015. This would be a floor-to-ceiling remodel, completely gutting the existing room and starting over with all updated materials. So far, we have completed the architectural drawings and have a bid package ready to go out to contractors. We also received a budgetary price of $120,000. While the GUAC would love to take on this project in the summer of 2018, the funds are just not available. With the work we have done so far, we are starting to get the word out about our project and looking for financial donors. One of the challenging aspects of managing a property such as ours is keeping up on maintenance as well as planning for the major renovations. In 2017, we have spent more than $11,000 on chapter house upkeep and planning our major renovations. We couldn't take on these expenses or keep our chapter house in such a good state of repair without our financial donors who help us cover these expenses. Those who donate help maintain the property so that our undergraduates have a safe place to live and grow our brotherhood. For that, I give my thanks and hope you all have a prosperous 2018.
