Page 14 Assessor's Corner Greetings to all, we would again like to welcome back our "Winter Visitors" and to remind those of you who reside in RV Parks to please assist your Park Manager by giving your information needed for their park register. This week we would like to talk about the common practice of selling a mobile home, travel trailer, 5th wheel, park model etc… Normally you the seller would sign off the title to the buyer and you think you are done. Unfortunately, that is not always the case, signing the back of the title, a simple phone call or a written letter does not change the ownership, or the Assessor's records. Ownership is changed when the title is taken to Ari- zona Department of Transportation (ADOT) and a new title is issued. Too many times, this does not get done. Just a reminder the property TAX LIEN at- taches on the fi rst day of January of the current Tax Year, per A.R.S. § 42-7153(C)(1). As a buyer, you fi rst need to know if the unit you are purchasing is already on the Assessor's tax roll. You can do this by calling the Assessor's Offi ce. This way you will avoid the responsibility for paying both the tax bill and the License plate fee. If the unit has been on the tax roll you may want to wait until the end of the year to plate this unit. Since the tax bills have gone out we have been re- ceiving phone calls for a unit that has been sold, saying "I am not responsible for this bill I sold that unit". Unfortunately the taxes are against the Unit and conversation between the seller and the buyer should include who will be paying the tax bill for the year in question. So, take the time, go to ADOT with the buyer and be certain your name is, in fact, removed and the new buyer gets a title in his/her name you will be glad you did! The Assessor's records are not changed until we November 7, 2012 get proper documentation of ownership. The new buyer must come in to the Assessor's offi ce, fax or mail us a copy of the new Arizona Certifi cate of title to make the correct changes.
