Our Plan A fter careful study, assessment, and planning, the alumni leadership of Alpha Nu has adopted a plan to ensure the future of our great fraternity. First and foremost, we must address our urgent need to provide safe and competitive housing, while maintaining the historical character of the house. Secondly, we will ensure the long- term viability of the chapter and establish a fund to address the ongoing needs of the historic Usher Mansion. Finally, we need to tackle our longtime goal of implementing a progressive academic and leadership program. rEnovaTionS anD FaCiLiTy mainTEnanCE In 1989, more than $2.1 million was committed by dedicated brothers and friends of the fraternity. These funds were used to remodel and refurbish the home to match its 1916 appearance; update all of the mechanical, plumbing, and electrical systems; create additional study space throughout the house; and renovate the living spaces for the undergraduate brothers. It is time, once again, to make another investment in our beloved home. The renovations will maintain the integrity and intention of the initial design but will reflect the changes that have occurred through the years in technology, expectations, and growth, and will provide a competitive facility for attracting quality young men for many years to come. The renovations will occur over the course of two summers—2016 and 2017—to minimize the disruption of the undergraduate membership. Highlights of the renovations are: "Alpha Nu was a game changer for me in many regards, including academics, employment, friendships, and development of leadership skills. I was blessed with the opportunity to be part of Alpha Nu and feel it's important to give back to ensure Alpha Nu remains strong and vibrant for future brothers." – Gene Diederich '81 2016 renovations • Restore historic woodwork throughout the house • Replace the HVAC throughout the house • Remove carpet in public areas and install/refinish hard surfaces • Repurpose a room on the first floor to meet American Disabilities Act requirements • Address water issues under/around the foundation of the house 2017 renovations • Expand and update the kitchen • Complete cosmetic updates to all rooms in the new house • Replace all windows in the new house • Resurface the parking lot and front circle drive Project Cost renovations $2,500,000 Scholarship Endowment $1,000,000 Debt retirement $700,000 Capital improvement Fund $1,000,000 Professional Fees $300,000 (Legal and Fundraising) ToTaL ProJECT CoST $5,500,000 Debt Retirement/ Capital Improvement Fund F irst and foremost, it is imperative the current line of credit debt be retired. Once retired, the Beta Theta Pi Housing Association will establish an endowment to address the ongoing needs of the historic Usher Mansion. The endowment would provide funds to address the normal maintenance and what would be considered mid-term or 10-year costs—the capital expenditures that reoccur normally every 10 to 15 years (for example, replacing furniture and fixtures in the common areas, replacing all kitchen stock and equipment, exterior and interior painting, replacing common area flooring, and overhauling HVAC and fire suppression systems).
