Keeping Close with Kappa Alpha Fall 2022 Inside: Finding Purpose 2 Welcome, 2022 New Member Class! 3 Recruitment Report 4 I t has been nearly five months since the EF2 tornado ripped through Manhattan and wreaked havoc on our home at 1516 McCain Lane. These past months have flown by, but at the same time, it feels like we have been working on this restoration project for much longer. Your kind and encouraging words have meant so much to the House Corporation Board. This experience has reminded us that this sisterhood is truly discouraged never. We appreciate your patience during this process, and we understand that you are eager to hear about the status of the project and our financial needs. FINANCIAL UPDATES Rest assured, there is no gap between the estimated cost of repairs and the insurance payout—our insurance coverage is great! After the deductible, our insurance company is covering 100% of the replacement cost value of all structures/items damaged due to the storm. HOW YOU CAN HELP However, there are out-of-pocket expenses the House Corporation Board deemed necessary to approve related to items not damaged by the storm and thus not covered by insurance. For example, the insurance adjuster declared the flooring in 10 of the bedrooms upstairs to be a total loss. Therefore, insurance covered the cost of abating and replacing the floor in those rooms only. As the HCB evaluated this situation, it was determined that it made the most sense to abate all rooms and replace the flooring in all rooms to ensure consistency throughout. The cost of the abatement of the rooms not covered by insurance totaled over $17,000, and replacing the floor in the rooms not covered by insurance will cost close to $40,000. The above-mentioned scenario is just one of a few where the HCB has faced making the decision to incur out-of- pocket expenses. Lovingly Yours in Chi Omega, Marilyn McCrillis Nichols '75 HCB President xoka1975@gmail.com FLOORING IN BEDROOMS/ INDIVIDUAL STUDY ROOMS Total Out-of-Pocket Cost: $57,000 $17,000 for abatement to all rooms not covered under the insurance claim. $40,000 for the replacement of flooring in all rooms not covered under the insurance claim. ENTRYWAY SIDEWALK Total Out-of-Pocket Cost: $25,000 The sidewalk and front porch sustained significant damage from the tornado. Insurance is covering the cost associated with repairing the damaged part of the sidewalk and porch; however, after assessing the condition of the entire sidewalk (street to front door) and consulting with our contractor, it was determined that it would be in our best interest to replace the entire sidewalk. Many parts of the sidewalk posed a safety concern due to cracks and areas where the concrete has shifted over the years. Additionally, a full replacement would have been necessary within the next two to five years. Delaying this project would mean that heavy equipment would be on our lawn after the completion of the landscaping project that is about to happen. The last thing we want is to damage the $40,000 worth of landscaping that insurance is paying for. BUNK BEDS Total Out-of-Pocket Cost: $50,000 Only a few bunk beds incurred damage from the tornado; however, replacing the bunk beds has been a top priority of the board for many years, and this seemed like the best time to purchase new beds. The old bunk beds were disassembled, removed from the house, and stored with the rest of Kappa Alpha's contents. The intention was to move the beds back into the house; however, the structural integrity and safety of the beds became a concern due to the number of times they have been disassembled and reassembled.
