Lion's Share ALPHA OMICRON CHAPTER OF ALPHA DELTA PI AT OKLAHOMA STATE UNIVERSITY SPRING 2020 The 2020 VISION As 2019 came to a close, the AO Housing Project was faced with unforeseen challenges and the House Corporation moved swiftly to facilitate solutions to the various problems as well as diligently worked to mitigate concerns arising from the various issues. The project faced two major construction problems: (1) on the north side of the house, the soil compaction under the first floor footings was found to be inadequate and had to be remedied. The construction firm removed dirt on the north side to the north basement wall and has re-compacted the soil and rebuilt the first floor footings; (2) the east and west stair towers had to be re-designed by the engineers and a correction is being implemented. A significant staffing change was made in February when a new Project Manager and Owner's Representative was hired. Jay Kirkpatrick of Kirkpatrick Program Management took over and quickly made tremendous progress on the project. Based in Oklahoma City, Kirkpatrick made daily visits to the site and set up meetings with all team members (AO committee members, architects, engineers, construction management, designers and site supervisor); he reviewed construction documents, budgets and existing contracts; implemented bi-weekly meetings with all parties to ensure a smooth transition and implemented a comparison analysis with 8 other similar sorority projects. In his review of the current project status, Kirkpatrick reported a preliminary assessment to House Corporation reflecting a budgetary shortage. From his comparison analysis, Kirkpatrick reported that the price quoted is inadequate to finish the project as expected or to remain competitive with other sorority houses. Kirkpatrick was able to determine that the quoted price does not include sufficient interior design allowances. Those items include, but are not limited to, allowances for flooring, millwork, lighting, landscaping and ADA ramps. As a summary, Kirkpatrick found the budget builds the exterior of the house but does not adequately finish the interior. The current estimated budget shortfall is approximately $2.5M. Despite all the challenges, construction on the house continues and Kirkpatrick is working in partnership with the House Corporation to maintain progress while actively seeking resolution to the obstacles facing this project. In addition, the Housing Project Fundraising Committee has been recommissioned to solicit additional funds and ensure a finished project that reflects the expectations of the collegiate members, the AO House Corporation, the alumnae and the existing donor base. The House Corporation is researching lending options with the goal of maintaining a manageable debt without creating a housebill that will be out of line with other sororities. It is a critical situation that must be addressed by every member of Alpha Omicron from every era.
