"Commissions are negotiable by law, so I offer a variety of options for my sellers, also I offer a limited services agreement where they can basically sell the home themselves, but I can put it into the Multiple Listing system for them." She also does updates or repairs for the sellers who cannot afford to, then gets paid back at closing. is out of the box thinking has lead to Linda helping others also. She is able to offer retired real estate agents a referral company, (Shelter Concepts) where they can place their license and earn referral fees without having to be a member of the MLS and pay all those dues and fees. And what army helps her get this all done? None! is stellar seller does it on her own. Linda is a one-woman show for her business. Acorn has had other agents, but they have retired. Now Linda makes all the magic happen for her home buyers and home sellers. Some of the challenges Linda runs into are dealing with sellers who don't understand what needs to be done to properly market their home. Some items are simple, such as removing wallpaper and decluttering. She works as a team member with the seller to accomplish their goals. Linda is quick to explain, "If sellers don't want to do what is necessary to get their house on the market, then I might decline the listing." Another big challenge and one of the most difficult is not being able to get someone a home aer they have ruined their credit. Linda suggests they go see a local lender (not an online company) at least 6 months before starting to look for a home to get their credit checked out and see what they have to do before buying. In an active market such as this, sellers will want a written pre- qualification letter before they even consider an offer from a buyer. Lessons learned: "If I say something and shake your hand, my word is my bond, many people don't work the same way, I refuse to become cynical about that, but am a strong believer in karma." According to Linda, some of the most rewarding karma is "seeing the smile on someone's face when they get the home of their dreams, or when a renter buys their first home and I hand them the keys." When asked how the Bella Vista Business Association has helped her business, Linda says, "Being a member of the BVBA supports the community and offers great networking opportunities for referrals. What is good for my business is also good for other businesses in Bella Vista. All area businesses should certainly join to meet other folks/network and get their business featured in our events and directory and ads."
